What it's for
- Valuation and comparables: estimate the value of a property using similar listings by neighborhood, type, surface area and price per m².
- Real estate market intelligence: compare prices between cities and neighborhoods, detect rising areas and analyze supply by property type.
- B2B prospecting: identify active real estate agencies and developers by city to offer them marketing, mortgage credit, photography or software services.
- Maps and models: geolocate the supply, train price prediction models or enrich investment and risk analysis.
How we prepared it
- Deduplicated by listing ID and sorted from the most recent listing to the oldest.
- Only sale listings with a valid price: rentals, symbolic prices and listings without a price were discarded. Surface areas, fees and out-of-range prices per m² were left empty instead of inventing values.
- The metropolitan area is assigned based on the actual state and municipality of each property.
- No personal data: agents' phone numbers, WhatsApp numbers and emails were removed; when the listing is published by an individual, their name and street are omitted, and coordinates are rounded to about 1 km. Phone numbers and emails that appeared in descriptions were replaced.
- Numbers as numbers and dates in ISO format, ready for Excel, SQL or Python.
