What it's for

  • Appraisals and price analysis: compare price per m² by city, neighborhood, socioeconomic stratum and property type.
  • B2B prospecting: identify the real estate agencies and developers with the most inventory in each city.
  • Investment and proptech: detect areas with growing supply or below average prices and feed automated valuation models.
  • Maps and urban research: georeference housing and commercial supply with the included coordinates.

How we prepared it

  • Deduplicated by listing ID and sorted from most recent to oldest.
  • Only sale transactions with published price. 844 listings with implausible price per m² (typing errors) were discarded, and price per m² was recalculated from the price and area.
  • No personal data: it does not include phone numbers, emails or exact addresses. The advertiser's name is only kept when it is a company (real estate agency or developer); listings from individuals (owners and independent agents, 13,132 listings) appear as persona_natural, without a name and with coordinates rounded to about 100 meters.
  • Numbers as numbers, dates in ISO format and normalized city names, ready for Excel, SQL or Python.
